Plans submitted for 40 new houses in Glossop

Muller Property Group has submitted an outline planning application for the six-acre site off Cliffe Road, which sits within Glossop’s settlement boundary and is currently undesignated land.

The proposals would see a mix of two, three and four-bedroom homes built on the site, including affordable housing. The developer says the scheme is a “sensitively designed residential development that can contribute towards meeting local housing needs.” 

The plans include vehicular access from Cliffe Road, pedestrian links to the existing footpath network, areas of public open space and landscaped buffers. 

Muller says the proposals have been developed with the surrounding residential area and landscape in mind, with biodiversity enhancements also planned across the site. 

The application follows pre-application discussions with High Peak Borough Council and consideration of issues including highways, drainage, ecology, heritage, landscape and infrastructure.

“The latest National Planning Policy Framework places renewed emphasis on delivering the homes the country needs in sustainable, well-connected locations and making effective use of land within existing settlements. 

“Cliffe Road is a strong example of this. The site sits within Glossop’s established settlement boundary, close to the town centre, railway station and existing services and infrastructure. We believe sites like this have an important role to play in meeting local housing needs, particularly where new homes can be delivered as a natural extension to an existing community.” 

The application will now be subject to the statutory consultation process, providing local residents, stakeholders and statutory consultees with the opportunity to comment on the proposals before the application is determined by High Peak Borough Council.
